The housing units at Generations Toronto are designed for individuals and families who can live independently and manage their daily activities of living.
Residents will benefit from access to a wide range of on-site services and amenities, including a primary health care clinic, a community kitchen providing healthy and affordable meals, and designed spaces for fitness and recreation, learning, cultural engagement, prayer and reflection, and social connection.

Generations Toronto is a housing initiative developed to serve the needs of seniors and families within the Shia Imami Ismaili Muslim community. Rooted in shared values, traditions, and intergenerational care, this community offers a nurturing environment that reflects the customs, faith, and social support systems of its residents.
The initiative was established under a mandate from the City of Toronto, reflecting a shared commitment to fostering inclusive, community-focused housing solutions. While the housing is intended primarily for members of the Ismaili community, Generations Toronto is also dedicated to welcoming and supporting individuals from diverse backgrounds.

Eligibility Criteria
- At least one member of the household is 16 years old or older and can live independently.
- Every member of the household is either:
- A Canadian citizen
- A permanent resident of Canada or has applied for permanent resident status, or
- A refugee claimant or convention refugee
- Cannot own a home suitable for year round occupation.
- Have a household income that is not more than four times the annualized rent.

Notes: Every member who lives in the house full-time will be considered part of the household income. Full-time students at an accredited institution are exempt from the household income calculation. Verification will be required.
Please note, no financial subsidies are available for Generations Toronto units. Units at Generations Toronto are offered at below-market rates, meaning rent is set lower than typical prices for similar housing. This is different from rent-geared-to-income (RGI) housing, where rent is based on a household’s income and subsidized by the government.

How to Apply
Please note that selection for housing units at Generations Toronto is not first come, first served. Everyone who submits an application during the application period will have an equal opportunity to be considered for a unit, regardless of when their submission is received.
Step 1
Expression of Interest
Closed
Once you have determined your eligibility, we invite you to submit an Expression of Interest (EOI) to be considered for a rental unit at Generations Toronto. Each household can only submit one application and can only apply for one unit type. The EOI collects basic household information and confirms your interest in participating in the random draw.
Step 2
Random Draw Process
December 2025
Following the EOI period, a random draw will be conducted in accordance with the City of Toronto’ s guidelines. Households selected through this process will be invited to move forward to the full application stage. This will include a review of documents and an in-person interview.
Step 3
Application and Interview
January 2026
Applicants successful in the random draw will be invited to complete a full application and provide the required documents, including proof of income, credit history, identification, legal status in Canada, and other relevant documentation. An in-person interview is required to verify eligibility.
Step 4
Unit Assignment
March 2026
Once all application steps are complete and eligibility is confirmed, households will receive an offer for a unit. Tenancy agreements will be issued thereafter, along with details about move-in logistics and resident living at Generations Toronto.

What happens next?
- Random Draw – Mid-December 2025
A randomized draw for each suite type will be conducted jointly with the City of Toronto.
- Personal identifying information will be removed.
- City officials will be present to ensure fairness, transparency, and equity.
- Notification to all Applicants – December 2025
- All applicants will be notified of the outcome in December 2025.
- Those drawn through the random draw will be invited to proceed to the next stage of the housing application process, which includes a full documentation review (verification of household income, identification, legal status in Canada, and other required materials).
- Applicants who are not drawn through the random draw will receive notification that they have been placed on the waitlist. Individuals on the waitlist will be contacted if the initial selected applicants do not meet eligibility criteria.
- If you missing applying, you may submit your name to receive updates and be informed of any future housing opportunities as they arise. Please note that adding your name to this list is not considered an application and does not enter you into the upcoming random draw.

Eligibility & Application Process
Are there limits on the assets I can have to qualify?
The applicant(s) cannot own a home or any other property.
How is household income calculated?
Total household income is determined by the total of each household member’s net income and verified on Line 23600 of their Notice of Assessment on the most recent taxation year (2024). The income of a household member who is enrolled in full-time studies at a recognized educational institution, is exempt from the total income calculation, provided that proof of enrollment is provided. The following example is based on 2025 rent amounts:

Why do I need to have a trusted contact person added to my application?
Adding a trusted contact person to your application is important because it enables us to provide better support in case you encounter any challenges during the process.
1. Assistance with application details: If you need help understanding parts of the application or next steps, we can reach out to your trusted contact for support.
2. Support with document uploads: If you’re unable to upload the required documents or complete parts of the application, your trusted contact can help ensure everything is submitted correctly and on time.

How will Generations Toronto ensure there is no bias in the random draw?
The random draw will remove all personal information, and each household will be assigned a serial number. Random draw of serial numbers will be conducted with the City of Toronto officials present and will be recorded for future verification.
What is the deadline to complete the Expression of Interest (EOI)?
The EOI window has now closed.
I am currently paying rent geared to income, which is subsidized compared to the stated rents at Generations. Am I eligible for the same at Generations Toronto?
Units at Generations Toronto are offered at below-market rates, meaning rent is set lower than typical prices in the city for similar housing. This is different from rent-geared-to-income (RGI) housing, where rent is based on a household’s income and subsidized by the government. Generations Toronto housing units are not based on household income and are not subsidized by the government.

What happens if I am selected?
If you are selected from the random draw, you will be sent an electronic application form to fill out, which must be completed within three business days. To ensure you can meet this deadline, have all the required documentation on hand, including your 2024 Notice of Assessment and proof of status in Canada identification.
What documentation is required?
If selected through the random draw process, the following documentation is required:
1. Government-issued photo identification.
2. Proof of status in Canada. You must show you are either a Canadian citizen, permanent resident, or a refugee claimant of convention refugee.
3. 2024 Notice of Assessment.
4. Accessibility documentation if applicable.
Make sure to have all these documents ready to submit with your full application. Once the electronic application form is sent, you will have three business days to complete the form and submit it, along with all required documentation.

Housing Allocation & Tenancy
Will there be a waitlist if I am not allocated a housing unit at Generations Toronto?
Yes, a waitlist will be maintained after all units have been assigned. Those on the waitlist will receive ongoing updates as to their waitlist status.
Can I request or pick which apartment unit I want?
No. If your application is successful, reference photos of a typical unit will be provided to assist with planning; however, unit location and floor preferences cannot be accommodated.
Is my tenancy agreement on a month-to-month lease?
Initial lease terms are for one year, and then the agreement transitions to a month-to-month basis.
If I live in a housing unit at Generations, can I transfer to Long-Term Care at Generations?
No. Applications for Long-Term Care are different and are made via Ontario Health atHome. There is no priority waitlist for Generations Toronto residents.
What are the occupancy standards for each unit type?
At Generations Toronto, we follow the City of Toronto’s occupancy guidelines to ensure that every household is comfortably and appropriately matched to their home.
Occupancy Standards:
Each suite type has a required minimum and maximum number of occupants:
- Studio: 1–2 occupants
- 1 Bedroom: 1–2 occupants
- 2 Bedroom: 2–4 occupants
- 3 Bedroom: 3–6 occupants
Important Notes:
Each bedroom can accommodate a minimum of one and a maximum of two people. Spouses are limited to one bedroom.
These standards help us create balanced, livable homes for individuals, couples, and families, while supporting community wellbeing.
Living at Generations
How are the rental rates determined?
The total monthly rent is set by the City of Toronto and is based on the average market rent for that unit type. This ensures housing remains accessible to individuals and families.
What does it mean to live independently?
Independent living arrangements cater to individuals and families seeking to maintain autonomy while receiving support services when needed. Independent living communities offer private living spaces with shared amenities and services, providing social, cultural, and recreational opportunities.
What are the different floor plans?

What can I expect in a wheelchair-friendly unit?
Wheelchair-friendly units provide a clear, unobstructed path of travel to key rooms, including a bathroom with turning space for mobility devices. These suites are designed to support ease of movement for residents using wheelchairs or walkers. Please note that they do not include roll-in showers, lowered countertops, or under-counter clearance. All applicants applying for a wheelchair-friendly unit are kindly reminded that medical documentation is required to confirm the need for this type of suite.
Is tenants’ insurance required while living at Generations Toronto?
Yes, tenants’ insurance is a requirement to safeguard your personal belongings and any damage that may be sustained in your unit or caused by any accidents.
